A Very Nice Letter from Ms. Denise LeBlanc (Ms. LeBlanc flew to dallas from New Hampshire with only 24 hours notice. She had to purchase 2 homes in a 1031 exchange and her deadline was fast approaching):

I wanted to drop you a note to thank you for referring me to Kyle Rovinsky.

I arrived in Dallas last Saturday and had an accepted offer last night. Kyle was just awesome to work with. He devoted more time to helping me than I had hoped for, especially given that I gave so little notice of my arrival. He was extremely well prepared, had researched properties I had expressed an interest and lined up several others he thought I might be interested in also. He had information on comps on all of the homes we viewed, both market values and rental comps. He helped me get familiar with the area I was interested in quickly and pointed out features as well as concerns of each of the areas. I couldn't have asked for a more knowlegable and helpful agent to work with. I plan to buy one more home within the next 30 days and I wouldn't even consider working with anyone else. The whole experience was great (not to mention fun) from the time we met to the time he shared my excitement when I found the home I knew was perfect and he continues to be responsive and helpful through the escrow and loan processes. Kyle is a great guy to have on your team!

A Wonderful Sentiment from Dr. and Mrs. Kent Ibanez (Dr. and Mrs. Ibanez were relocated to Dallas from Omaha, NE to work a Radiology residency at Parkland Hospital):

I am a young doctor with a young family. My wife, three children and I found ourselves facing an abrupt move to Dallas, a city that we had no personal knowledge of. But we were in a better position than we imagined. We happened to share a close personal friend with Kyle Rovinsky, a realtor in the Metroplex who quickly sent us an introduction package after hearing about our dilemma.

I was initially hesitant to call him as I had been leaning toward renting while we settled rather than purchasing a home. I called anyway and am very glad I did. Kyle assured me that he had my best interests at heart and would be happy to show me rental properties with no expectation of compensation, as a favor to us and to our mutual friend. Then I dropped the bombshell. Due to professional responsibilities, the search would have to fit into one short weekend.

“No problem,”  was his response.

My wife and I flew to Dallas on Thursday night and met with Kyle early Friday morning. He arrived prepared, having made appointments for us to tour what must have been at least ten rental properties—all narrowly tailored to our initial requests. He shuttled us around the city all day going from one house to another. And while would have been adequate, none exactly fit. We realized that our problem was not the properties but that what we wanted was a home of our own that we could make our own in a neighborhood that we chose. Back to square one with two days to go.

“No Problem.”

The next day was exhausting but exciting. Kyle knew the answers to all our questions before we knew to ask them. He obviously knew the neighborhoods and the schools and gave us a true locals education as he drove us around the city. By the afternoon we had found the perfect house and were prepared to make a bid but Kyle wanted us to press on, keep looking as insurance, and late in the day we found a fantastic back-up.

As it turned out we needed it. Our perfect house had received another bid. Rather than panicking and allowing us to overcounter, Kyle guided us to a follow-up that was just slightly better (the best $500 I ever spent) and we got the home. I need to tell you that the final was significantly less than the asking price.

We were elated but still faced the prospect of inspection, closing and possession from another state. Kyle went above and beyond, arranging everything. All we did was sign the documents. Finally, my professional contract forced me to stay behind for several weeks while my family moved without me. Again, Kyle was invaluable, doing far more to help than I could have expected or asked.

Kyle has become a true friend and we continue to see him and his wife socially. I cannot give a higher recommendation. Good luck with your own hunt and feel free to call me personally if you have additional questions.

Sincerely,

Kent E. Ibanez, MD
